A Mexican couple has pleaded guilty to fraudulently selling homes they didn’t own in Southern California for over $1 million.
According to the US Attorney’s Office for the Southern District of California, Victor Hugo Villalobos Almazan and his wife Nayeli Noemi Montoya Rodriguez, Mexican citizens who entered the US on a tourist visa, pleaded guilty to bank fraud.
“According to the conspiracy agreement, the conspirators pretended to be legitimate property owners and used fraudulent documents to sell properties they did not own to unsuspecting buyers.
To carry out the scheme, the conspirators created e-mail addresses very similar to those of the real owners in order to sell the goods via e-mail, avoiding personal meetings and hiding their information.
They then issued false shipping documents which apparently had the owner’s signature.”
Villalobos and Montoya he agreed opening bank accounts under business names identical to those of legitimate owners to receive illicit funds before sending them overseas.
They looked at two homes in San Diego, $400,748 and $561,463 respectively.
Montoya paid almost all of the money for the first sale in Mexico in April 2023, while Villalobos transferred the second batch to Mexican and Jordanian accounts or took money.
The defendants are scheduled to be sentenced on September 4, 2026, before US District Judge Dana M. Sabraw.
